Buyers are shortlisting properties on their phones before they ever visit a site. Here's why a good walkthrough video now does more selling than a brochure — and what makes one actually convert.

The Way Buyers Shortlist Properties Has Changed

A few years ago, a buyer looking for a 2BHK in Pune or a plot in a new township would visit three or four sites before narrowing down a shortlist. Today, that shortlisting happens almost entirely on a phone screen — scrolling through Instagram reels, YouTube walkthroughs, and WhatsApp-forwarded videos before a single site visit is booked.

This shift matters because it changes what actually gets a buyer to book a site visit. A well-shot 60-90 second walkthrough, showing natural light, room flow, and the view from the balcony, now carries more weight than a printed brochure or a wall of floor-plan PDFs. What Actually Makes a Property Video Convert

1. It Shows Scale and Light, Not Just Rooms

The biggest mistake in DIY property videos is filming room-by-room with no sense of how spaces connect. A good walkthrough moves the way a person would naturally move through the home — entrance, living area, kitchen, bedrooms, balcony — so the viewer can mentally place themselves in the space. Natural light matters more than most builders think: a video shot at the wrong time of day can make a bright flat look dim and unsellable.

2. Drone Footage Sells the Location, Not Just the Unit

For larger projects and townships, aerial footage of the site, surrounding roads, and nearby landmarks answers the question every buyer has before they ask it: "what's actually around this place?" A 15-20 second drone clip at the start of a project promo video consistently increases watch-through rate, because it orients the viewer before they see a single interior shot.

3. Reels Are Doing the Job Brochures Used to Do

Short-form vertical cuts — 15 to 30 seconds, built from the same walkthrough shoot — are now the primary discovery format on Instagram and Facebook for real estate in India. A single half-day shoot can realistically produce one full walkthrough, three to five reels, and stills for the listing page, which is a far better return than commissioning separate shoots for each format.

A Simple Production Framework

Before the shoot: Confirm the unit is staged (or clean and empty, deliberately), check natural light timing for the site, and script a rough shot list — don't rely on improvising on the day.

During the shoot: Prioritise steady, slow movement over rushed handheld footage. A gimbal or stabiliser is a low-cost investment that noticeably changes how "premium" the final video feels.

After the shoot: Cut a primary walkthrough (60-90 seconds) for the listing page and YouTube, then re-cut 2-3 short reels with captions for social, since a large share of viewers watch with the sound off.

Video isn't a replacement for paid ads or SEO — it's the asset that makes both perform better. The same walkthrough becomes the creative for a Meta retargeting campaign, the hero content on a project landing page, and the visual proof point in a broker's LinkedIn post. Projects that treat video as a one-off task usually under-invest in it; projects that treat it as core infrastructure get more mileage out of every other channel.
